The thought process required when renovating a house that you will be living in for the next 15 years should be different to the process used when renovating an investment flat, as it will be on a property you’re fixing up with the aim to sell.
Any property expert will tell you that as a landlord, there’s a fine line between over capitalising and keeping your property current so that it does not become a tenants “second choice” or god forbid the “ugly duckling” in the neighbourhood. If a property is not offered at its full potential it will attract a lower rental which often means attracting a calibre of tenant that could be problematic.
This featured project was a dated investment unit that was in desperate need of an upgrade. The investor landlord was unhappy about the low rental and it was clear that other “new builds” in the area were attracting all the good tenants away.
Our goal was to rehabilitate the property making it a solid contender with competitor rental properties in the area. As always we took a practical approach to the fact that the unit was going to be rented out and not occupied by an owner. Carpets and laminated flooring, although beautiful often create problems in rental units as they are easily susceptible to damage and can cause disputes between tenants and landlords. Because of this, we opted for a “no fuss” approach and tiled the unit throughout with a larger (500mm-600mm) tile, creating the feeling of “more” space. Choosing light, natural shades and colours for both the floor tiles and wall paint we were able to complement the beautiful wooden ceiling beams and make the unit feel bright and airy.
For the kitchen, to save money we were able to re-use most of the existing cupboard carcases and replace only the door fronts. New steel handles on the cupboards and support leg complement the black counter tops and adds something modern to the mix. In our experience, Granite counter tops are worth every penny in creating a long-lasting, durable surface loved by both tenants and owners alike and with the right installer (us) they will cheaper than you think.
